EPDM Roofing

EPDM (Ethylene Propylene Diene Monomer) is a synthetic rubber roofing membrane widely used for low-slope and flat roofs in residential, commercial, and industrial buildings. As a single-ply membrane, EPDM is prized for its exceptional durability, weather resistance, and long service life—often lasting 30–50+ years with proper installation and maintenance.

🔹 How EPDM Is Made

EPDM is a terpolymer synthesized from three monomers:

  1. Ethylene – provides crystallinity and strength
  2. Propylene – adds flexibility and low-temperature performance
  3. Diene Monomer (e.g., ENB—Ethylidene Norbornene) – introduces double bonds for sulfur vulcanization (cross-linking)

The diene content (typically 4–10%) enables durable thermoset curing via peroxide or sulfur systems, resulting in a stable, elastic membrane.

💡 Note: Unlike thermoplastics (e.g., PVC, TPO), EPDM cannot be re-melted. It’s cured once and remains set—enhancing longevity but limiting recyclability.


🔹 Installation Methods

EPDM roofs are installed as large sheets (up to 50 ft wide × 150 ft long) using one of three primary methods:

Critical: All joints must be clean, dry, and properly overlapped (typically 6 inches) to prevent water ingress.

  • Easy repair – Small tears or punctures fixed with patches and adhesive
  • Low lifecycle cost – Minimal upkeep, long life, energy-efficient (especially white EPDM)
  • Eco-safe – Contains no phthalates or heavy metals; inert in landfills

❌ Limitations

  • Black color dominates – Standard black absorbs heat (though white options exist but are ~10–15% pricier)
  • Not walkable without protection – Requires maintenance walk pads for roof access
  • Vulnerable to oil/grease – Hydrocarbons can swell the membrane; avoid contact with asphalt, solvents
  • Difficult to recycle – Thermoset nature limits end-of-life options (though programs like GAF’s ReRoof Initiative now accept EPDM)

  • Flat or low-slope roofs (0.25:12 to 2:12 slope)
  • Commercial buildings (warehouses, schools, hospitals)
  • Industrial facilities (chemical plants, food processing)
  • Residential extensions (patio covers, sunrooms, basement roofs)
  • Green roof systems (as a root-barrier layer beneath grow media)

  1. Inspect biannually – Look for punctures, seam failures, or debris accumulation
  2. Clean annually – Remove leaves, dirt, and standing water; use mild detergent & soft brush
  3. Repair promptly – Even small holes can lead to delamination if water seeps underneath
  4. Avoid foot traffic on seams – Use walk pads for equipment access
  5. Monitor ponding water – >24 hours of stagnation may indicate drainage issues
